  • Walk-throughs – A property inspection is completed at the time of move-in, by the tenant, and then completed by the Property Manager at move-out in order to thoroughly inspect the property for wear and tear, damage, health and safety violations, or any other concerns. The property manager will take care of minor repairs, however large projects will require owner involvement (i.e. roof replacement, sewer line replacement, fire damage, etc...)

  • Eviction Support – While our primary goal is working with tenants to facilitate timely rent payments, unforeseen circumstances may necessitate eviction. Our property manager collaborates closely with an attorney to initiate eviction proceedings.

Property Management Fees

  • A one-time $250 set-up fee* covers home inspection, property management agreement, and tenant acquisition or transition.

  • Continuous property management services range from 10% to 15% of the monthly rent, payable only when the property is occupied.

  • A $1.50 monthly ACH fee facilitates direct deposits into your account.

  • *Additional initial costs may include preparing the home for rental (cleaning, repairs, yard maintenance, etc.). Your property manager will advise on necessary preparations.

  • Owners are strongly advised to maintain a reserve equivalent to at least one month's rent for emergency purposes.
